Choose 203(k) when:
- →Your credit score is below 620
- →You need the lowest possible down payment (3.5%)
- →You're buying a primary residence
- →The property needs structural work (Standard 203k)
Choose HomeStyle® when:
- →You're financing an investment property
- →You want to avoid FHA mortgage insurance
- →Your renovation includes luxury improvements (pool, outdoor kitchen)
- →You have a strong credit profile and want conventional financing
The mortgage insurance question
FHA MIP is often misunderstood. If you put less than 10% down on an FHA loan, MIP is required for the life of the loan — it doesn't automatically drop off when you reach 20% equity. To remove it, you'd need to refinance into a conventional loan.
Conventional PMI, by contrast, can be removed once you reach 20% equity. For borrowers who expect to build equity quickly through renovation, this is a meaningful difference.

Freddie Mac's CHOICERenovation® is broadly similar to HomeStyle® and worth considering when your lender offers it or when your scenario fits Freddie Mac's guidelines better.
Credit score and 203(k) eligibility
FHA sets a minimum credit score of 580 for the 3.5% down payment option. Most lenders who originate 203(k) loans apply overlays above this minimum.
