What does BRRRR stand for?

BRRRR stands for Buy, Rehab, Rent, Refinance, Repeat. The strategy involves purchasing a distressed property, renovating it to force appreciation, renting it out, then doing a cash-out refinance to pull your capital back out and repeat the process with the next deal.

What loan types work for the Buy and Rehab phases of BRRRR?

Hard money loans and private money are most common for the acquisition and rehab phase. Some investors use HomeStyle Renovation or FHA 203(k) loans if they plan to owner-occupy initially. The refinance phase typically uses a conventional cash-out refinance or a DSCR loan.

What LTV can I expect on the refinance?

Most conventional cash-out refinances on investment properties allow up to 75% LTV. DSCR lenders may go up to 75–80% depending on the property's cash flow. The refinance LTV is the key lever that determines how much capital you can recycle.

What is "cash left in the deal"?

Cash left in the deal is the amount of your original capital that you could not recover through the refinance. The goal of BRRRR is to minimize or eliminate this number — ideally getting all your cash back out while still owning a cash-flowing rental.
