This calculator uses Gross Rent ÷ PITIA (principal, interest, taxes, insurance, and HOA) as its qualifying ratio — the most common method used by DSCR lenders. Some lenders calculate DSCR using only P&I in the denominator, or apply a vacancy factor to the numerator. DSCR underwriting standards vary by lender and loan program. What DSCR do most lenders require?
Most DSCR lenders require a minimum ratio of 1.0 to 1.25. A DSCR of 1.0 means the rental income exactly covers the debt service. A ratio of 1.25 means the property generates 25% more income than needed to cover the payment — which is the threshold many lenders prefer.
What is included in the debt service for DSCR?
Debt service typically includes principal and interest (P&I), property taxes, homeowner's insurance, and HOA dues if applicable — often referred to as PITIA. Some lenders use only P&I; confirm with your lender which components they include.
Does DSCR financing require income verification?
No — that's the primary advantage of DSCR loans. Qualification is based on the property's rental income relative to its debt service, not the borrower's personal income or employment history. This makes DSCR loans popular with self-employed investors and those with complex income.
Can I use a DSCR loan for a short-term rental?
Some DSCR lenders will use projected short-term rental income (from platforms like Airbnb or VRBO) to qualify the property, often based on a market rent analysis or the property's historical STR income. Not all lenders allow this — ask specifically about STR income treatment.
